Pre-search
Before we begin our search, we need to establish
your ideal property either by meeting you in
your home or at a convenient location so that
we can take a detailed brief of your property
requirements. We do prefer to meet clients in
their own home wherever possible as this gives
us a better insight into how they live as well
as their likes and dislikes. We can then understand
exactly what kind of property you are looking
for. For example, we need to discuss your preferred
location, the style and condition of the property,
the number of bedrooms needed, size of garden
or land required, as well as your budget and
timescale for moving. We can also discuss how
our service can be tailored to your specific
needs and requirements.
2. Familiarisation tour
These tours, which can be tailored to your
requirements, can be arranged where necessary
before the search begins and take the form of
a driven tour through selected areas. They are
very popular with clients who are not familiar
with a specific area and who wish to learn more
about the local amenities, property styles and
costs, as well as the pros and cons of each
area. Costs are subject to requirement.
3. Search
Once we have established your property requirements
and your preferred area, we can begin our search…
You can be assured that our search on your
behalf will be both exhaustive and thorough
and that we aim to find your ideal property
as quickly as possible. We are highly proactive
in sourcing properties which are being both
openly and quietly marketed through national
and independent estate agents, private sellers
and developers. We are often aware of properties
for sale before they are even marketed. This
is because estate agents, rental agents developers
and private vendors know that we are representing
genuine buyers and therefore often give us first
refusal on a property before it is openly marketed!
Indeed they often send us details of properties
for sale in the hope of saving themselves estate
agents fees! This gives us an edge in finding
you your home. After all, everyone wants to
acquire the most desirable home within their
price range – but the best homes often
sell quickly. This is where we, with our inside
knowledge of the property market, can often
secure the property for you before it is even
advertised.
We register your details with estate agents
in the area and maintain a close dialogue with
them: contacting them at regular intervals and
making sure that we keep up to date with all
the new properties coming on to their books.
We explore the internet and trawl through the
local papers for private advertisements in our
quest to find your ideal home.
4. Pro-active search
We do all the legwork for you and our in-depth
search is intensive and time consuming. It takes
us on average about two weeks to thoroughly
research the market and to arrange the first
viewings. This involves viewing numerous properties
on your behalf, selecting the best, and then
drawing up a shortlist of the suitable properties
which meet your criteria. We will then take
internal and external digital photos of the
property and its immediate surroundings to give
you a better overview of the property and its
location. These photos will then either be posted
or e-mailed to you along with an unbiased report
highlighting the pros and cons of each property.
These reports enable you to decide which of
the shortlisted properties you wish to view,
saving you wasted journeys and unsatisfactory
viewings.
5. Arrange viewing
We will arrange all your viewings at times
convenient to yourselves and accompany you on
all viewings. This means that we can provide
you with impartial advice and discuss any points
that may be raised during the viewing.
6. Negotiation
Once you have chosen the home you wish to purchase
we will discuss tactics and, should you wish,
handle the negotiations on your behalf. With
our widespread knowledge of the local property
market combined with the incentive provided
by our fee structure, you can be assured that
we will aim to secure the property at the lowest
possible price. This often means that our service
becomes self funding and therefore saves you
money.
